Real Estate: Sell Your House Fast!

 1. Price is essential in our current market. Be realistic about what has sold in the past. Look at what your competition is and price yours less.

2. Get your house market-ready. Declutter your property. I will have a post in a few days about how to do this.

3. Be flexible about showings. If your house is difficult to show, agents will simply skip it. There are a lot of homes on the market right now. We live in a small town. You don’t want to have the reputation of being difficult. There should be a lock box on the door and the house should be pristine at all times.

4. Decide ahead of time what price is the lowest you can accept and what terms would be acceptable (moving out quickly, what is included, what is excluded, etc.)

5. Take away any objections ahead of time. If the house needs to be painted, PAINT IT. If there is a ton of debris in the backyard, remove it before listing it. It’s all about perception. If the Buyer perceives that there’s a lot of work to be done, they get discouraged.

6. Don’t be home for showings. The Buyer feels uncomfortable when the Seller is home. They feel that they are invading the Seller’s space, intruding. They will not look in closets or cabinets if the Seller is home. They do not stay in the home very long.

7. Listen to your Agent! Hire one that works full time, has been in the business for several years, one who markets well and communicates well – – and one that you connect with. By the way, that’s me!   ; )
